Terms and Conditions
BOOKING POLICIES:

The reservation will be reviewed, and a booking confirmation email will be sent once the reservation has been approved. Making a reservation does not guarantee a booking until it is approved.

Single occupancy only.
-
Reservation start date must be within 2 weeks of today or the last booked date.
-
Guest must have a permanent out-of-town residence, and be in town on a work or study assignment. (no locals)- We may require proof of work/study assignment.

Guest must have a valid credit card in their name.
-
Guests must be 21 years or older to book a room.
DEPOSIT AND PAYMENT:

The Refundable Deposit and Cleaning Fee are charged to the card on file upon booking confirmation.
-
$100 Refundable Deposit and $100 Cleaning Fee ($200 total) for Rooms and Suites.
-
$125 refundable deposit and $125 cleaning fee ($250 total) for Apartments.
-

Weekly Autopay:
-
The Weekly Rate will be charged by automatic ACH Bank Transfer on your arrival date, then weekly until your departure.
-
Instructions for setting up automatic ACH Bank Transfer Payments will be sent prior to arrival.
-
A Credit Card may be used instead of an ACH Bank Transfer with a 3% convenience fee.
-
If the WEEKLY AUTOPAY transaction is declined, a $20 service fee will be added to your account.

REFUNDABLE DEPOSIT:
The refundable deposit will be refunded to the credit card on file after Check-Out with the following conditions:

The guest must give a 1 weeks' notice before their booked departure.

The room is left in the same condition as it was found:
-
All dishes must be cleaned and put away in Suite Rooms: $30 fee for dirty dishes.
-
Excessive garbage left in room: $30 fee.
-
Excessive dirt/mess in room: $75 fee.
-

There are no missing or damaged items: missing or damaged items will be taken out of the deposit as follows:
-
Smoking or Vaping in room: $250 cleaning fee.
-
Towels: Bath $8 / Hand $5 / Washcloths $3 / Dish $3 / Bath Mat $15
-
Bedding: Comforter $30 / Sheet Set: $20 / Pillows $10 / Extra Blanket $20
-
Plates, Bowls, Glasses/Mugs, Utensils, Cutting Board $3 each
-
Coffee Maker: $25
-
Garbage Can: $15
-
TV replacement: $300 / Missing TV Remote: $25
-
Wall damage: $150 to patch and paint one wall.
-
Damaged or missing items not listed will be charged at replacement cost.

*If damages and missing items charges exceed the refundable deposit amount, then the credit card on file will be charged the additional amount.

NO MAID SERVICE DURING STAY:

Guests are responsible for keeping the room clean and must launder their own bedding and towels if needed during their stay.

24/7 Coin Operated Laundry Facilities are onsite. (Quarters only.)
CHECK-IN: We offer Contactless Check-In.

Check-In Time is 4pm.
-
The guest will receive an email on the day of arrival with a 4-digit code that can be used to access the room throughout the stay.
-
A code will also be provided for the onsite Laundry/Vending Rooms.
CHECK-OUT: Check-Out is also contactless.
-
Check-Out Time is 10am.
-
The guest's room code will be deactivated after Check-Out at 10am.
-
Further Check-Out instruction will be emailed to the guest prior to the departure date.
QUIET HOURS: 10pm to 8am
-
Televisions, voices, or other devices must always be kept at a respectful low level.
-
Doors should be opened and closed quietly.
-
If you become aware of a disruptive guest, please call or text (585) 236-4209.
FREE Wi-Fi ACCESS: Access to our Wi-Fi is free for our registered guests.
-
The access password will be emailed to the guest on the day of arrival.
SMOKE FREE: We do not permit smoking of any kind in our buildings or on the covered front porch.
-
Smoking of any kind inside rooms will incur a cleaning fee of $250.
-
This includes:
-
smoking tobacco, cigarettes, cigars,
-
marijuana,
-
e-cigarettes,
-
vaping, vape pens,
-
use of illegal drugs,
-
cartridges containing the liquid of nicotine,
-
hookahs,
-
incense,
-
burning candles.
-
PARKING: Free assigned parking for one vehicle per room.
-
Building A: guests must park their vehicle directly in front of their room.
-
Building B: guests must park their vehicle in the parking spot with the same number as their assigned room
-
Vehicle details including year, make, model, color, and license plate number must be listed on the reservation.

All vehicles are parked at the risk of the vehicle owner. The Twin Rock Suites shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property.
SAFETY: Safety features at this property include the following:
-
Carbon monoxide detectors and smoke detectors in every room and apartment.
-
Fire extinguishers located on exterior of all buildings and under kitchen sinks in all apartments.
-
Well lit parking lot and Exterior Security cameras.
-
Building B is equipped with a sprinkler system and 24/7 fire alarm monitoring system.
The Twin Rock Suites reserves the right to act against any guest or visitor found to have tampered or interfered with smoke detectors or sprinkler systems in the room.-
Removal of smoke detectors from the room will incur a fee.

Guest hereby grants the Owner and his agent(s) access to the room for repairs and cleaning as needed and waives the normal 24-hour notice requirements.
This property is privately owned, and we reserve the right to refuse service to anyone and will not be responsible for accidents or injury to guests or for the loss or theft of personal property of any kind.
The "registered guest(s)" is/are responsible for any damages caused by themselves or any member of their party and visiting guests.


Property Rules
- Rooms and Apartments are Single Occupancy Only:
- Only the registered guest is allowed to occupy the room.
- No cots, air mattresses, second beds, sleeping on floor, etc allowed in rooms as per fire code.

No Pets Allowed.

No Smoking or Vaping allowed inside the room or on covered front porch. Smoking of any kind in rooms will incur a $250 cleaning fee.

Cigarette Butts MUST be discarded properly. Please do not throw cigarette butts in parking lot or anywhere on the property.
-
No Flushing anything but toilet paper down the toilet– This includes wipes and flushable wipes. Costs associated with damage and clogging of sewer pipes due to flushing anything but toilet paper will be charged to the guest.

Do not pour any cooking oil or grease down sink or tub drains. Costs associated with damage and clogging of sewer pipes due to pouring grease or oil down drain will be charged to the guest.

No Space Heaters.
-
No burning candles or incense.
-
No Grills of any kind allowed on the property.
-
No hanging anything on walls or doors. (No nails, no temporary or permanent adhesives)
-
No items may be left outside the motel room without the Owner's consent.
-
All garbage and recycling is to be placed in the trash dumpster in the parking lot. (Garbage company will sort after pickup)
-
One car per unit is allowed (no unregistered vehicles allowed on the property).
-
No Loud Noise, Quiet hours are 10pm - 8am.
-
Windows must be closed in the winter months to prevent heat loss.
